Q: Can you hold a place before I apply?
A: We thank you for your interest in our property, but unfortunately we cannot hold a
property until your credit check, background check, and application is processed, and
deposit-to-hold is received.
Q: Can I pay last month’s rent with my security deposit?
A: No, the security deposit is retained for potential damage done to the property during occupancy
that is assessed after move-out. You will receive any remaining deposit funds within 30 days
Q: Who is required to be on the lease?
A: All occupants over the age of 18 are required to apply and be on the lease for the property.
Q: Is the deposit refundable?
A: As long as the property is in the same or better shape as when you moved in and there
are no other items outstanding (oil for example), your full deposit will be returned.
Q: Who needs a cosigner?
A: If an applicant does not meet the required credit and income requirements for
the property, we may require a co-signer to be offered the property.
Q: You have a property I want to rent. How do I apply?
Q: How do I pay rent?
A: We have several options for paying rent:
- E-check via your online tenant portal.
- Credit Card via your online portal (convenience charge applies).
- With cash at most participating CVS locations via our PayNearMe service.
Q: I want to get a pet. What do I do?
A: The first step is to reach out to us. Per the lease, it is a violation to bring a
pet into your unit without written permission from us, so you must inform us so we may
discuss your request with the rental owner. If the owner approves and your pet passes
our pet screening, we will have you fill out a pet addendum. Additional fees and deposits
Q: I want to move out, but my roommate wants to stay. What do I do?
A: You and all other tenants on the lease are financially responsible for the full
duration of the lease. This means that if you move out and discontinue paying rent
and/or your roommate is unable to pay the full amount, both your credits will be
affected and you will be turned over to collections. For this reason, you should
work with your roommate(s) to find a replacement roommate that meets our normal applicant
screening criteria. If that person passes our normal applicant screening process, we will
replace you on the lease. Additional fees and deposits may apply.
Q: My lease expiration is coming and I want to move out. What do I do?
A: Per terms of the lease, you are required to give 30 days written notice (mail or email)
prior to moving out. Once notified, we will provide you with our move-out guidelines and
your initial move-in condition report so you have an opportunity to ensure the property
is left in as good a shape as when you moved in to ensure your deposit is returned in full.
Q: Who is responsible for paying for repairs & maintenance requests?
A: In most cases, normal maintenance and repair is the responsibility of the owner.
However, a tenant may be charged for maintenance or repair due to misuse, neglect, damage,
or for frivolous/needless service calls or false alarms.
